Frequently Asked Questions

Everything you need to know about our notary and loan signing services.

Trusted signing support for title, escrow, and real estate professionals across Las Vegas.

General Questions

A Notary Public is a state-commissioned official authorised to witness the signing of important documents, verify the identity of signers, and deter fraud. Notarization confirms that signers appeared before the notary, were identified, and signed willingly.

We notarize loan documents, powers of attorney, affidavits, trusts, medical forms, real estate paperwork, and more. Contact us if you are unsure whether your document qualifies.

Please bring a valid, government-issued photo ID such as a driver's licence, state ID, or passport. You should also have all unsigned documents ready - do not sign them beforehand, as the notary must witness your signature. If multiple signers are involved, each person must present their own valid ID.

We primarily serve Henderson, Las Vegas, North Las Vegas, and surrounding Clark County areas in Nevada. For Remote Online Notary (RON) services, we can assist clients located anywhere in the United States where RON is legally permitted.

Loan Signing

A Loan Signing Agent (LSA) is a notary public who specialises in mortgage and real estate loan document packages. They guide borrowers through each document, ensure correct signatures and initials, and return the completed package to the title company or lender - acting as a critical link in the closing process.

We handle purchase transactions, refinances, HELOCs (Home Equity Lines of Credit), reverse mortgages, and construction loans. Whether it is a first-time homebuyer closing or a complex commercial refinance, we bring the same level of precision and professionalism.

Yes. We understand that closing deadlines can be tight and time-sensitive. We offer same-day availability 7 days a week, including evenings and weekends, specifically to support title companies, escrow officers, and lenders who need reliable coverage at short notice.

Yes. We carry Errors & Omissions (E&O) insurance and have passed thorough background checks. These qualifications are required by most title companies and lenders, and we maintain them to ensure you can always trust Notera with your closings.

Apostille Services

An apostille is an official government certification that authenticates the signature and seal on a public document so it can be legally recognised in another country. It is used by all member nations of the Hague Convention of 1961 as the standard form of international document authentication.

Common documents include birth certificates, marriage certificates, divorce decrees, educational transcripts and diplomas, powers of attorney, corporate documents, and FBI background check results. The document must be an official or notarized document to qualify for apostille processing.

Processing time depends on the issuing authority and the type of document. State-level apostilles in Nevada typically take 5–10 business days through standard processing. Expedited options may be available. Contact us with your specific document and destination country and we will give you an accurate timeline.

Remote Online Notary (RON)

Remote Online Notary (RON) allows you to have documents notarized entirely online through a secure, live audio-video session. The notary verifies your identity digitally, witnesses your electronic signature, and applies an electronic notary seal - all without you needing to be physically present.

Yes. Nevada has enacted RON legislation that gives remote online notarizations the same legal standing as traditional in-person notarizations. Our RON sessions are state-compliant, identity-verified using knowledge-based authentication (KBA), and produce tamper-evident, digitally sealed documents.

You need a device with a camera and microphone (computer, tablet, or smartphone), a stable internet connection, a valid government-issued photo ID, and access to the document you need notarized (usually uploaded before the session). Our team will guide you through each step when you book.
